Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner. Pricing your home right is just as important as the condition your home is in. 

When you price your home in the wrong price range, buyer's won't even look. Why? 

Buyers who would be able to afford your home, and appreciate all it has to offer, will NOT look at it, because at the higher price it's unobtainable.  No buyer wants to look at homes they can't consider purchasing. No Buyer's agent will take a client to a home they can't buy - it's a waste of time, gas, and it is a disservice to you - the Seller - as well as the Buyer.  When your home is priced is too high and it does get shown, who is looking at it?  Those Buyers who can afford a more expensive purchase! This gives your home a disadvantage. It's being compared against nicer or larger homes.  When looked at side-by-side, your home will not be able to compete and no offers will come forth. 

When you price your home too low, you're sending a message to Buyer's agents that something must be wrong with your home! Buyer's get leery of low prices as well.  You might get an offer, but it won't be what you really want to get! During the negotiation you will learn that the Buyer isn't pre-approved to offer you the price you are looking for!

So, what is the Magic Number? The price your home will sell at because a buyer is willing to pay what you are willing to accept! 

How do you get the right level of Buyers into your home?  How do you determine the right price?  With a Real Estate Agent's access to sales information, you can look to see what the market is doing.  This will help tremendously.

What is the right price level?  The right price level for your home is determined by looking at what price range similar homes in similar locations are selling for - NOT necessarily what home sellers are currently asking.  So, if you price your home at the top end of this price range, you'll get a small percentage of pre-approved Buyers coming through, who can afford your home.  Price your home at the low end of this price range, and you'll get a larger number of pre-approved Buyers who will consider buying your home.  Stay in this area and you are more likely to receive several offers, which will in turn, increase your final sales price.

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 10%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
  • Sharing in Closing Costs is negotiable and in Elmore County, it is typical for a Seller to pay anywhere from $2,000 to $5,000 in Buyer's closing costs!
